Surprise is updating their Property Maintenance Ordinance (PMO). If you live or work in Surprise, I would like to have your input on the proposed ordinance.

As you know cities and towns are updating their various ordinances and codes.

Currently, we are looking at several Land Use Development Codes and Sign Ordinances, but there are other codes and ordinances to be watched.

Surprise has an older original town site, newer suburban areas, agriculture, industrial, residential, and other commercial property types. I would appreciate you input if you work any of these property types, no matter what city or town you work.

The basics of a workable PMO are a respect for property rights, acknowledgement of various land use needs and realities, and a code limited to compelling government interests. One question to consider – Does the City need a PMO? or is maintenance addressed thoroughly in item specific parts of the code? For example: Is sign maintenance fully addressed in the Sign Ordinance? If so, then there is no need to have it addressed in an additional part of the PMO.

Read the Surprise proposed code, then let me know your thoughts even if you don’t work or live in Surprise. Your niche in real estate will be affected by your local jurisdiction’s PMO, so help us advocate for you and your clients by providing input on items not mentioned in the Surprise code, but that concern you or your clients.
